Vernon Grove Rathgar
This property built in 1902 suffered from lack of natural light and was difficult to heat. A significant extension to the rear and side were added, constructed with very high insulation products and roof lights to add illumination. New kitchen plus living were opened up to provide open plan layout. Original back wall was curved adding a wonderful feature and hide services at the same time.
Rathmichael Shankill
Extensive structural steel and reinforced concrete footing pads were needed to form ste shell in order to construct very large open plan living area at the back of existing bungalow. Large glazed roof panel provides natural light to the Kitchen which has no outside walls.
Ballinteer Avenue
This house comprise two bedrooms and no usable bathroom when purchased. We extended to the rear almost doubling the size, adding master bedroom plus large first floor bathroom. At ground level a large kitchen plus utility was added and a ground floor bathroom. Proper insulation was installed throughout along with new windows and doors.
Glendoher Avenue
A timber frame family room was added with structural revisions and support walls removed to provide open plan space consisting Kitchen, Dining and family room layout. New bathrooms plus full rewiring and heating system installed. Finish to Family room is cedar cladding on the outside.
Poddle Park KCR
Project comprised demolition of rear of house with extensive structural steel installation to provide large open plan area with sloped ceiling to rear Dining / Kitchen. Original rear reception was refurbished with cast iron fireplace, cornices and interesting double door detail from the hall to provide maximum natural illumination. New bathroom installed at first floor level.
Attic Conversion Parkmore drive
This attic conversion was to provide office space for client. The space is also used as TV and music room. It was important to match the staircase exactly which is open strung and hangs from the roof ridge above. Close coupled roof lights add an interesting feature. Note the plaster curves where walls meet sloped ceiling adding sense of increased space.
Fortfield Terrace Rathgar - En-Suite
This small en-suite located between front and back bedrooms of the house incorporates shower, WHB and WC. Because of the space restriction a very attractive narrow WHB was used leaving extra space for larger shower enclosure. Where the en-suite projects into the front bedroom it was important to install matching cornices to re-instate the original elegance of the room. Having fabricated a customized profile for the cornice this feature was incorporated in the en-suite also.
Bathroom - Parkmore drive
This large en~suite bathroom was added to the master bedroom. The entire wall area and floor are treated in GRP water tanking prior to tiling. all service feeds enter the sanitary ware and towel rail above floor level.
Booterstown cold bedroom
The original uninsulated bedroom comprised three outside walls plus a ceiling; all of which are exposed resulting in a very cold unusable bedroom. The photos show the process of rectifying these difficulties. A cornice was added to provide an elegant feature to the finished room.
Monastery Gate Avenue
Construction of two story extension to the side of this house providing two additional bedrooms, extended kitchen at rear plus a playroom and a ground floor WC. First floor bathroom was completely revamped. It was a priority to achieve exact match with original brickwork and dashing finishes on the outside.
Fairways side extension
The garage to the side of house was demolished and replaced with double height Office / Meeting room. The meeting room is at ground level. The office is on first floor mezzanine with spiral staircase access. Coloured glass blocks were installed to provide natural light to the landing. Original structural walls were removed and support steel installed which was clad in Iroka to form downstand beams. A new stone fireplace was built in Sitting room. New bathroom, dressing room was also constructed
Parkmore Drive Extension
A large extension to the rear was added plus two story to the side to provide Kitchen Sun room Garage and two extra bedrooms over. Original old kitchen now without outside wall had a large glass brick panel included to provide Utility in this area.
Fairways Rathfarnham Rear Extension
This project comprised of the construction of a single story extension to the rear of the house. The kitchen is located internally with a dining area provided on the outside. Four panel sliding doors to the side provide lots of natural light with direct coupled roof lights overhead. The original house rear wall was removed to provide attractive open plan layout.
Templemore Avenue Rathgar
The original damp and cold kitchen was gutted and extended outwards to provide Family Sun Room to the rear. New insulated concrete floors were installed. The attractive light coloured floor and white kitchen provide a wonderful sense of light. Imperial bricks gave a great match to the existing.
Eden Cresent Rathfarnham
Project consisted extension to side to increase area of kitchen, provide study / office plus utility and ground floor WC. The wall between kitchen and rear reception was removed to provide open plan living. Side sloped rooflights provide feature and natural light to the kitchen.
Mount Argus Road Garage Conversion
Existing garage and kitchen to rear was demolished with new timberframe highly insulated replacement constructed. The garage was replaced with large Utility and ground WC with a wonderfully bright airy kitchen behind with Iroka joinery facing onto a tiled patio to the rear. The same tiles running through increases the sence of space. The wonderful rooflight adds so much light. All joinery was replaced throughout.
Grosvenor Road Authors Attic office
Our brief was to construct a quiet office above the existing 3rd floor dormer bedrooms, providing a secluded work area away from the general household activity. Four large Velux rooflights provide high levels of natural light for working. Matching the elegent staircase was essential.
Milltown extension townhouse
This very attractive extension to the rear of this small townhouse opened up the entire ground floor space. The outdoor covered patio allows year around BBQ. A small Utility with Ground WC concealed behind sliding door was also included.

Client had seperate Hot press, WC Room and bathroom. We were asked to design and Build one open area for all
Frankfort Ave Rathgar. Conservatory and box window
Our brief was to desigh and build conservatory onto back of house and add extra natural light to the kitchen area. The box window provides a wonderful dining alcove.
Templemore Ave Rathgar Architects own home
This project consisted substantial kitchen extension requiring underpinning and structural steels plus new detatched garage. We undertook the complete refurbishment of the property with the upgrading of insulation levels throughout the house. Kingspan insulation was installed under all existing suspended ground level floors. We installed 65mm thick Fingspan foilbacked plastertslabs to the inside face of all external walls plus skim plaster and full decoration. Two new bathrooms were added.
Willbrook Road Rathfarnham
This originally damp cold house was extended at the rear. Extension comprised building large family room, utility and WC with extension to kitchen at ground level. At first floor level two bedrooms were added one En~suite. Attic bedroom was included in old house. The original property was totally gutted and brought up to the latest standards of best energy ratings. New insulated concrete floors fitted throughout. all outside walls insulated. Joinery replaced plus heating system and electrics.
Esposito Road Walkinstown
This design build project involved the demolition of an existing poorly and badly insulated extension and construction of a new larger version built to the highest levels of insulation and heat retension. The clients wished to stay in the property whilw the work progressed. We decided to build a new roof with light wells at a higher level than the original and the roof was the first part of the project to be finished. Rathgar Road Garden Level Apartment
Clients requested we design and refurbish the garden level of their home to provide a self contained appartment all at the same level. After design approval we gutted the entire area , eliminated all damp problems, replaced all floors throughout with new insulated concrete floors, installed new electrics, plumbing central heating and replastering with cornices and centrepieces throughout. New bedroom incorporated En~suite bathroom with seperate guest WC under granite entrance steps.
Garage Conversion Rathfarnham
Client requested that we convert a garage into an additional living room and provide ground floor bathroom and utility. Having concerns about the natural light levels towards the back of the new living room we incorporated a roof light to address this concern. Exceptionally high levels of insulation were provided throughout.
